Hi Guys, I am a property investor from Melbourne (sort of), Victoria, Australia.

I know it sounds too good to be true, it it's actually very common overseas in Australia and the U.K.  

I live in Australia and because of the time zone difference I will need to become a night-owl to take calls and talk to sellers.Not so bad if I choose a property that my agent presents to me, but I had wondered if I'd found a promising lead, what alternate arrangements could I make to contact and negotiate with the seller.

I would like to know the rules for IRS as well for bringing in foreign capital.I know that most Myanmar investors are buying properties in Singapore, Bangkok, Australia, New Zealand and England.

My sister who lives in Australia is also looking to invest in some US RE also so I do have the option of partnering with her to build some extra capital but I would need to be the one who gets the loan as she does not live or work in the US so I am not quite sure if that is an option I want to explore at this point.

For context, I'm looking to purchase property in a small town in Northern Tasmania, an island off the south coast of Australia.
