It's in an area of middle Georgia where the Coliseum is about to be redone, there are plans to open a mall with a casino, new luxury hotel is about to open and Tyler Perry is scheduled to film a movie in the area.

Like kind simply means that it has to be real estate held for investment.A food truck is interesting (Chef is one of my favorite movies of all time :).

Internet research might eliminate properties based on what you see online, google street view and the like, but you should not depend on them to determine what to buy.WAY too many times I see nice houses on the tax roll, or if we're lucky in the pictures from the law firm, and google street view looks good, and then I drive to the property only to find the house gone and fresh dirt replacing it....or the front is like a façade in a movie set and there is no back of the house, like it was destroyed in a tornado.

In the meantime see if you can put extra cash towards your mortgage payment to build that equity.Third, save a few bucks and handle repairs on your own for your first property. money saved by DIY can be put towards building a cash reserve.There's great, talented filmmakers that made outstanding movies on shoestring budgets by being resourceful and creative.

For me, after the pandemic I now have no interest going to the movies.

I would turn this into a hollywood movie, then sell all my houses and quit landlording forever.

“Build it and they will come” was a great catchphrase for a movie, but local market realities may not be so forgiving.
