Unless it is a larger lot, I would still go for a SFH on its own lot.It's a 5000 SQ ft lot for three homes all homes disconnected from each other

Hello Landlords, So I have a 4 unit, with one empty studio....as I am their cleaning it up I get a knock at the door....it's the tenant from another unit and he is pissed at me for calling the  cops on him   .....long story...anyway...he gets an eviction notice 7 Days to pay or vacate, 3 days later the city shows up and condemns his unit because he didn't pay his electric bill and was disconnected!

I honestly think Gatlinburg is completely disconnected from the broader housing market and the forces that move that. 

Underline economic,Productivity, wage growth is already disconnected in the USA since 1970s so this is not new.

That is one of the biggest disconnects in the market - 20k property, lets say it needs 100k in work to complete ityou go in there, gut the 20k property now its worth 5k? 

@Nick Brubaker It sounds like some basic misinformation/disconnect going on here.Did you get a conventional 30 year loan?

I recently had a sewer line repair that was an emergency, our main line basically disconnected from the city line - full blockage. 

There is probably a fairly big disconnect of pricing between what a licensed realtor with background checks, experience, resources, and insurance would want to perform these tasks and what you want to pay I would imagine.
