Require all tenants age 18 or older to sign the lease/rental agreement as jointly and severally liable.If, as a household, they meet your minimum criteria to rent, do so.

I asked the person if anyone in her household smokes, and she says no, and then I see on her FB page a video where her husband smokes and she comments that they are smoking before going into a hotel - why should I not believe it? 

If the house hold supports 5 adults and a child then the well should to. 

My line of thinking is that lenders take into consideration household income. 

And since her outstanding $9k in current debt is $182 a month, household debt is also not an issue.

Heres what Ive incorporated into my list so far according to List source.Geography - Staten Island, New YorkMortgage- Selected all mortgage and Clicked (Matured Mortgage) no preference on maturity dateProperty- I selected  (EQIUTY $) with a range of equity from 50,000 to 80,000, i couldn't go any higher and figured less than 50,000 might be too low.Demographics- Selected (Household) and chose a range of age from 35 to 65 years old.Foreclosure- Selected Bank Owned REO Property.
