I love learning, so that statement will always be true with only the word "basic" being substituted out for things like "BRRRR",  "Foreclosure",  "Rental" and so on.Right now, I think that foreclosures and residential rentals are the direction I'm heading.

Unless you've got a large building, I'd expect that more often than not the mail will just get stuck in the door or thrown on the floor in front of it, especially when a substitute carrier is running the route.

Could this be done when foreclosure indicators such as a lis pendens or substitution of trustee have been filed with the county?

If so, substitute this number for $262,000 in my analysis, and run the numbers.

There's no substitute for experience.

The one thing to do, too, is to ask for the bank to allow releases... whereby you can either swap out on a property basis (e.g. one-for-one collateral substitution) on sale, or cash out single parcels (e.g. like a builder does on a development loan) on sale.
