You could put it on the market (and you'll know what that second assumption is), and at the same time do whatever you can to get the tenants out (and know what the first assumption is).

Our first year out was crazy good renting for $3300 when market rate was around $2100, but by mid 2023 and 2024 it felt harder.

But it came back on the market due to a partnership issue in 2024, just in time as we had just sold out CA property and were looking for our exchange property.

Any turnkey companies specifically you're referring to?

If, through the process of renovating the property, the market shifts, do you have an alternate plan for the property, whether it be to live in it until the market improves, or convert it to a rental property, etc. 

For me, it has to be a data-driven decision: what is your current NOI, what would be if you replaced the boiler, how much will it cost, and how long will it take to get your money back...If the area and marketing don't warrant central air, I would NOT do conensors right away and just focus on the forced air.
