I think the reality is that Airbnb is a larger company with a larger IT department so their software is more sophisticated and they have the staff to make software changes in a timely fashion to meet state and local laws.

I can confirm that there is a business in place, a team of very knowledgeable individuals to help you through all aspects of the flipping process....market identification (they service a few, I'm currently in Detroit), acquisition (they put you in touch with a licensed agent; they have a software to help you underwrite prospective properties i.e. will you make $10K-$20K after it's all said and done?)

Sure, you may come across a few that put in too many maintenance requests from time to time, haha, but most of that can be handled with a phone call and doesn't always require a tech (or you if you are self managing) to be dispatched.Software: I cannot stress this enough, make sure whatever software you choose is user friendly, for you and your tenants!

The team has been quick to help with my questions, and the program offers a coach/mentor, extensive training materials, software, and more.

General rule is that you may get some things like improved general software interfaces, more experienced professionals (some people get REALLY specialized in certain topics, it's crazy to see sometimes) Also, the option that if you do have something unexpected come up, they might have more staff capable of handling it so you wouldn't have to move around at all.

I noticed with Airbnb's dynamic pricing it is a lot lower than what my pricing software/revenue manager recommend. 

I have used tons different CRMS, lead gen, deal anaylzing software and they all seem more or less the same to me...prop stream, deal check, rei simpli, podio, etc. etc.
