You need to have the property marketed everywhere possible including the MLS, social media, and the other 50 websites you are neglecting, Zillow and Apartments are the only place tenants look.

Some ideas: posting on forums; reach out to your network; college campuses; business relocation sites; and yes, social media :) Use a good screening procedure to weed out unqualified applicants.

I've also been investing in the Indianapolis area, more for cash flow and tax benefits (may be able to get REPS status by logging my hours but that's another topic).

Any kind of remote work would be an option: Virtual assisting, social media management, website design, etc.

I was shocked when I recently got into real estate and found that there weren't too many social groups available.  

I now have the EMD lender blowing up my phone saying he needs to get paid and if I dont pay him by a certain period or pay more money due to the length its been he is going to "blast" me on his social media and stating he is the "last person I want to mess with", is this allowed? 

The type of tenant you get in commercial heavily varies on the economic status of the local economy, as well as the layout/who you're catering too.

I am a 25 year Real Estate agent in SoCal (mostly residential however venturing more into commercial; and getting back into investing in other states as well, which will be my next post) I have tried quite a few lead services and while some may do better in other areas of the country , most seem to a flop in this area, of those tried HouseJet, Reaology, USHud and Realty Bargains( Realty Bargains was the best however they kept sending me mostly investors who's matrix would not pencil in the areas I serve)  I am doing my best to figure out social marketing, my views/impressions are good however that has not turned into transactions as of yet; So I am on the hunt for a 3rd party lead co with quality Seller leads.
