For example one property I purchased 4 years ago was a two family townhouse. 

Nobody who has been purchasing section 8 rentals for 2 years and doesn't understand the costs associated with operating these assets sustainably has any business investing other's money.

Purchase price: $189,000 Cash invested: $40,000 Mid-term rental property in a college town.

It would be unfair for me to give any kind of general satisfaction/unsatisfaction because there is still a lot ahead to be determined.A quick snapshot:-Purchased lot in February 2022.  

There are some markets that you may be able to make a purchase with what you have available. 

Hey @John FriendasI have purchased 4 of my Co-Living (rent by room) properties with DSCR, 1 of them within the last few months.Not that I necessarily recommend this, but there are short-term-rental DSCR products.
