Unless you have a second living space, or need an open concept because the house is small and you need to open it up, I would leave it in next time (maybe stage a TV for those buyers that lack a bit of vision?). 

Investors are seeking hidden value and potential and often underestimate the demands on time, effort and expense to produce the vision or desired result.

My vision is buying a local commercial Multifamily property by the end of the year!

Then get a copy of the current land use map ( what the area is today ) and what the future land use map ( what the local council wants the next 15 to 20 year vision to be ) and go from there.

Done some research in different counties and found it will be quite hard to accomplish my vision if I try to build in traditional towns/counties due to zoning ordinances (might need a special use permit, could take months to years, etc.). 

Some folks might operate differently or offer unique touches though, which is where a checklist might be helpful - things like wine on the DR table, bottled water on nightstands, coffee & creamers available...To get better performance and be on the same page, I also think it's important that you share the "why" behind some of your requests or feedback along with your overall vision and have them understand their role in accomplishing that vision or mission.

@Kyle Hassig I would spend more time create a vision and designing a business that supports the lifestyle I want.

I have had a vision to make a video of all of the lessons learned and tips learned in yr 1 of ownership, to share my experiences for folks to learn from, my next plan for the future, and I’ll jump on it shortly 🙂!
