Here's a first...Throughout the year's I've ran numbers on numerous properties, single-family and multi-family.

I had my fare share of financial modeling and asset management and can say I know how to analyze deals and asset manage very well.But, I was not too involved in the closing phases of the deals (lawyers, reports, debt placement, contract negotiations, parts of the DD...) so I lack knowledge in those parts, which I make up for in reading ton of materials and listening to podcasts.• After that I worked for three years as a management consultant at McKinsey where I sharpened my business acumen, problem-solving, storytelling, and presentation skills.

I've done some research, listened to hundreds podcasts and watched hundreds youtube videos.im trying to evaluate which is a good market (location) to invest.I'm interested in fix and flips or BRRRs. if you're not interested in partnership but are familiar with these cities, then you have valuable information to guide me in selecting for example areas to avoid when purchasing investment property. 

I universally recommend they look at first-position fractional loans, which are legal here, but I know that no one listens.

So, whatever it is... eat the same meal, listen to the same song, wear the same color, etc.

Listen to your guts, read, watch, connect and network with people and you will learn as you go. 

I've analyzed numerous 1-4 unit residential deals for both cash flow and appreciation and haven't seen anything close to those numbers.  

They won't listen, and they won't clean and I'm not their maid.

Look at home listings, listen to talks, and join online chats to keep up-to-date and be flexible.Good luck!
