So I'd like to play devils advocate against myself here and see if you could help me see the light or where my logic is flawed.

This was also in 2011 when a lot of contractors had no work, so you could almost name the price you wanted to spend.So, if I use that logic, I had about 133% of my overall costs available.  

My logic can't grasp this.You REALLY don't care for your leads quality not quantity?

Logically I am thinking 30-year mortgage as I intend to sell the property within 4 years, not enough time to see a difference in the interest payment (graduation of college) but am not against holding if rents keep sky rocketing to what can be a comfortable COC once I move out. 

To me, it seems more logical to sort out the financing first with a lender.

So logically the next step is to find a money partner right?.

I believe I have read in one of the BP books that investing near a busy road is one of the key deterrents in an investment.I want to start acting, but I also do want to be logical and calculated.
