Stop the leaks, install window vents and or humidifier I have done dozens of jobs like this. 

Total $5,700 for bathroom remodel.I have begun starting to look for cabinets now that I have completely budgeted for the master bathroom and the contractor quoted me about 2k to install the cabinets.

If it costs you $160k to get this unit built/installed (I'm just averaging) then you're 10 years out on breaking even.

Is it ok to place metal roof over shingles?

A few things:1) I like to work directly with subs or installers for this reason.

They installed a new cartridge for the tub but it was still leaking.

I also plan on developing an ADU to permit 2 + beds 1 bath unit and community improvements such as installing solar panels, specified parking areas, common areas, a community garden (for tenants only), and rehabbing each unit to force appreciation.
