Nothing against Ohio but it's a lot easier to work closer to home operating rentals.

Not sure if those properties are closer to the facility, which would be ideal of course. inflation is always going to push values “up”, it’s just more about your strategy and goals for the property.

If you are going for a house hack I would probably try to get a little closer to Allegheny County.

My thinking is that as long as the yard looks like a yard and can function as a yard (ie. junk-free, has grass & dirt), then it doesn't make much sense to invest heavily into landscaping like re-sodding or other projects.

Density TBD but probably closer to 8-10 per acre depending on what fits.
