Let me tell you a little story, I bought a property about 40k-60k under what it would go for if listed on market. 

I would also take a look at other listings in the area.

Here’s what’s happening, seems like a subto student picked up a sfh for 4K and is paying the owners mortgage.he then decided he would not continue to do so, and listed it as “take over payments” on Craigslist, for 17k.

That is an easy list to build and a much better and safer option than more creative like Sub To.
