You can offer equity in a great deal and find tons of investors who would be willing to partner with you and bring capital/knowledge.  

Anyone investing in a product new to them is never going to have perfect knowledge going in; extensive knowledge is accumulated over time, and, well, if you wait for perfect knowledge you’ll never invest.  

I’m forming an LLC to purchase these investments and plan to use commercial or portfolio lending.I’d like to avoid properties with HOAs, large multi-family units, or extensive renovation needs, and I’m primarily interested in properties with good appreciation potential.

Also, what benefit would you actually be able to contribute with your limited knowledge?

We are looking to gather up as much knowledge as we can and are looking for recommendations. 

Instead of extensive renovations, we focused on strategic market positioning to enhance the property's appeal.
