Pasco county is exploding, and it will soon be just an extension of Hillsborough.

It is a growing city with a low cost of living index, with the population growing at a steady rate (not exploding like TX) with affordable housing and increasing job growth.

I live in a popular location  (Edmond, OK) that has exploded in the last two years with housing development.

Unless you are in an exploding rental market where demand can't keep up then you DO NOT want to push top market rents.It's a common mistake I see over and over.

@Alex Craig yea your right 30a is exploding but really high end properties in the high growth areas near the gulf. low returns if you try to rent anything long turn.
