I am getting ready to purchase a home in St Augustine. In light of the new RS-1,2 HP-1 zoning laws for STRs is there a smart play here?

Congratulations Richard. It depends on your goals. It’s not far from you, if you’re in Orlando, and a great place to stay in yourself. Our returns are terrific. We just put a pool in while we lived there all winter and tomorrow is our reopening first time as a pool home guest checkin and we are booked solid for the the summer at Pricelabs rates. We are not zoned nightly and it’s not an issue. We aren’t on the beach, we’re walking distance to town and the bridge of lions, which many of our guests prefer. 
Are you using it sometimes yourself, are you self managing, are you looking strictly for the best returns and must it have a high occupancy to make it work for you? 
All things to factor in when answering your question.
