I'm thinking one might be that it wouldn't show established long-term tenancy in the case that I may want/need to for lending purposes. 

I believe trust is OK but LLC is more dicey - refer to your FA (Financial Advisor/CPA) for this-When the time comes to pay back my father, will we be able to distribute proceeds from the sale/refi as we see fit?

What matters is that you have more knowledge about an area than your competition and you have the correct team established.

You’re going to need an estate planner, an attorney, and if the owner is over 65 you darn well better have an elder advisor or whatever California calls them.
