A Vacant Dwelling policy would not be the form I would normally  recommend if you are doing renovations (although some Vacant Dwelling policies can be endorsed for the Renovation work)

I have helped many clients place tenants, and we put them through a rigorous check and make sure everything is good to go on a rental before we fully endorse the person as a good person to rent (background check, calling previous landlords, calling employers, getting all the info).

He was endorsing the "Right Path Housing" as a legitimate business.It was there on Dec 18, 2019 and then after I posted my comments, it was removed on Dec 19, 2019.   

I don't see how it would be proper or ethical for a city inspector to give an endorsement.  

As a single family you should discuss with the agent to see if the Insurance Carrier will accept it and also what, if any, endorsements need to be added to the Homeowners form for the rental exposure.If you do have to go the Landlord policy (Dwelling.Fire or DP3 form) you may also need to have Renters Insurance for your belongings and Loss of Use.

The buyer and lender could obtain affirmative coverage for the encroachment via a title policy endorsement under certain circumstances.

If they cant be cancelled for a refund (fully earned), then one of the shorter terms may be better.Occasionally we write a Vacant Dwelling policy endorsed to include renovation for these type of projects if the Renovation Builders Risk does not fit it. 

Consider adding a clause to your contract allowing you to withhold payment until you receive the necessary lien waivers.Consider requiring joint check agreements: A joint check agreement is a written agreement between the GC, subcontractor, and supplier, which requires the supplier to endorse the check jointly with the subcontractor, ensuring that the supplier is also paid.

It is an endorsement offered by some insurance companies that provides coverage for the Lines outside the foundation.
