Create an income and expense budget for each year you plan on holding the property and set disposition assumptions to the best of your ability.

I feel a little discouraged because I know I'm doing things right when it comes to finding deals but the disposition part of my business needs work. 

You may also find that you are capped at rent for your area and that your equity is underperforming and you should disposition it for a better rental.
