MY BEGINNINGAs you know, the FX took a toll on my mom, she went into depression.

It's economically depressed but stabilizing, rents are climbing to a bit over half what they are in Asheville, and there are distressed sellers there who aren't getting multiple offers on their property.

This has depressed RE in that market as supply / demand equalize.

I see counties where I know housing prices are still pretty depressed but I'm surprised to see wage growth is up.

The thing is, there are so many cheap places to live just a few miles outside of the city center (Brewer, Orono, Old Town), and a lot of those areas are very depressed right now, so prices aren't very stable.

Scumbag losers who refuse to watch and change their toddlers diapers, making all the tenants who are not losers feel depressed watching you spend more time getting with your new new dirtbag boyfriends opposed to making sure your child is bathed and fed need not apply! 

So, as a result it only took about a month before I realized that this "disorder" he had was indeed quite severe.  

His health wasn’t great and from what I can hear over the phone he was depressed.

Look the best ROI is going to be in the Midwest in depressed c or d class neighborhoods.

One of my concerns is if the value add does not work out or the deal starts to slide due to a recession or other reason, the institutional partner could decide to sell without letting the other limited partners have a say (say via a vote) and thereby force us to sell at a depressed valuation since it would be unlikely we would have the ability to raise sufficient equity to buyout the institutional partner at that time.
