I see 3 options here:1) Fix and flip the current home2) Demo and rebuild a slightly bigger home (800-1000 ft)3) Rehab and add-on to the current homeHere's my question - assuming a $275 per square foot ARV, whats the best course of action?

I was at our All County Franchise annual conferance last week and Rent Manager was there demoing what they have recently done with thier new platform Rent Manager 12 and it is powerful.  

I get replacement sub.  1) Trash out w/Safeguard - 1 day2) Demo -2 days max.3) interior Painters/Exterior painters - 2 separate crews working same time

I would do demo and paint myself and hire out to refinish the plaster. 

We closed on the property on Sept 10th, began demo the following Monday, put it on the market November 27th, received two full price offers 4 days later, and sold it Jan 13th.  

I hired a 'contractor' to remodel my master bathroom and closet, as well as demo and level the concrete subfloor in my kitchen for to prep for DIY SPC flooring install.

@Jay Hinrichs we're quickly approaching the 2-month mark since our close back in Feb 14th and I haven't gotten any significant updates from them yet other than they kicked out some squatters and have finished with the demo phase and are putting in electrical/plumbing.I was able to get in touch with them last week and they're supposed to give me a status update this week.

I'm trying to help out my agent that is selling my 4/2.5/2 in a nice neighborhood in Austin, TX (for $639k) I'm looking for optimal keywords, demographics, etc. to use for the ad. Any thoughts? Appreciate it!
