Across the country, sellers who bought before the pandemic stand to earn a decent profit if they were to list their home for sale today.

It isn't rocket science, but you got to manage risk better than 99% of the bozo's in this country and this board.The best way to invest right now going forward1) Excel in your W2, maybe add a side job. 

They likely know plenty of teams across the country from their own investing and networking.- Your out-of-state investor agent should have plenty of recommendations for local contractors, lenders (conventional and hard money), property managers, etc. and be able to identify appropriate assumptions for your analysis (e.g., appreciation, vacancy, rent estimates, etc.).If you have questions, feel free to PM me--happy to help.

I will be moving out of the country for work and won't be back until 2026 so we only have a "local" market for the immediate future and then we are locked in to "out of state" investing. 

Do  background checks work for out of country people?

I imagine these are on the low and high ends of the spectrum around much of the country, assuming you can find a small shop that does their own fabrication.

Until then, new operators are far more likely to fund their deals the old school syndication way (friends & family / country club network / Reg D offerings). 

I'm not sure if/how it would work in your country.

Residential prices have continued to go up here, but have tapered just like the rest of the country due to interest rates.

There are people making money in RE across the country.
