But on his last home, he sold it with seller financing, the buyer brought in a down payment and partial first mortgage and then the seller financed the remaining purchase price.

The tenant who brought the dingbat over needs to work it out with his buddy and you need to take it from his deposit money .however this advise may not work for you depending on your specific wording in your lease and local tenant laws

So many times when I see someone post here about how we turned down every great deal they brought to us I go in and review their account to see that they've given up after 1-2 deals (or never even submitted one) or that they've not taken advantage of the curriculum, contacted the team etc.

I know a 1st lien is superior to the junior, so why is it brought up, and why the vendors lien.

If he does then more power to him but it gives me comfort in knowing he loves what he does.And you brought up a great point in there that drips with wisdom.
