But the more i think about i think it i think it had to do with my age even though i was professional about the whole thing i had a lot more knowledge of real estate then the other person i was dressed up ready to do business (probably over dressed if you asked me) which lead me to believe that is was because of my young appearance.

Investments like these largely boil down to whether you can find a tenant to be in that space 6 years from now - whether it's the current tenant or the new one.Is the tenant strong (Ross Dress for Less) or shaky (Kmart)?  

Yeah, yeah, its dressed up with transactional loans, assignment of contracts, double closings and all that stuff to avoid it actually BEING brokering.

Just my views, you as the investor need to educate yourself on the numbers so you have the facts, not dressed up numbers someone wanbts ytou to beleive.Go to airbnb.com and look at rents/occupancy.

i would continue to dress to impress and also start going to local investor meetups,the more you go the more they will take you seriousget out and start marketing to try and find a house to buy good luck

I think it really dresses up the place nicely.We are renting our half duplex for $1100 in a market where an outdated, cheaply done unit in a less desirable neighborhood would rent for ~$750-$900. $1100-$1200 is the highest I have seen for our market.

Landlord told me they had shown up dressed nice, spoke well and respectfully.
