It’s an active biz for sure but there are tons of tech automation tools these days and as long as one of you has time freedom, ie the ability to put out the occasional fire, send a text, place a call, etc, you can learn how to self manage and juice your returns.

@Oniel Samuel: In many cases, purchase prices have become so high (driven by local/national/international, individual and institutional investors fleeing pubic markets) that even when investors seek to improve/add value, there is often not a lot of juice left to squeeze.... these projects are often viewed as low return, but "safe" bond proxies.
