Bella helped us with the transaction and it was the smoothest sale we've ever had; we also thought their rate for managing the sale was reasonable.We always had exceptional service from Bella, even when we put them in an awkward situation and rented to friends (huge mistake).

:It's nice but maybe have a series of checkboxes at the beginning with each item checked by default to narrow down what items are of concern when looking at a particular property.Great idea, I found it a little awkward that I have to flip through pages to go to that entries I am interested.

Then in my opinion it seems like a very large spacious place which is normally a positive but i believe some one said it already the furniture is small for the spaces which makes it seem awkward.

The exception is I have a tiny cottage that a tub would make the bathroom awkward so it just has a shower.Not sure about your spacing but if you have room to build that wall and shelf it or something that would get your tub away from the window.

The tenants have been there 13-20 years, and it would feel really awkward or bad to kick them out myself.

But that puts investors in an awkward position if we want to do more than 1 seller finance deal in a rolling 12 month period.

If the property is on a main road or has an awkward driveway.

If you use 2 units, it'll be closer to the high end.  1 unit + split control is cost of 1 unit + no split + "low to mid hundreds".Most of the costs depend on the layout of your house, how much room they have to work with, whether the basement is finished, whether you are willing to live with awkward looking vents in the living areas, etc.Total for AC, I'd expect to pay around 12-17k for a "mid-end" situation for rentals, and 20k+ for a "high-end" this-is-my-house-i-want-the-best situation.If you need a furnace as well (and it sounds like you do), I'd recommend a gas furnace. 

Plus you'll avoid that awkward phone call when you have to tell the sellers you can no longer purchase their home.
