I am not as familiar with Portland market but in south king county and pierce county, Ted Sipila at Kidder Matthews has done multi-family in Tacoma for over 20 years hes got as much experience as anyone in that area.

The flip market sucks right now in Seattle and so in my market BRRRR in Tacoma is the way to go.

The tenants received 40 days notice, were offered 2 months rent ($4500) and offered to pay for movers.
