I'd agree, combine the two.The CRM is its data is your mine and need to keep control over it.The CRM also allows you to keep an eye on the business and supervise the VAs.

The place was trashed and we had to do a set out (hire people to haul everything out of the house under the supervision of a constable) Then it got ugly with her family members claiming things were theirs and not hers so the sheriff was on scene next.

My business partner and I are from out of state looking to invest in multiplex, looking for reliable contractors who can get the job done right with minimal supervision. 

If you don't have time to manage that many units, how are you going to train someone else to do it and then supervise them?

I sent them a link with a non-chemical alternative method to use a less harmful way to get rid of them, and suggested they take one to a nursery to see if they actually ARE dangerous, advised to supervise their child and dogs, just like they would in a local park, but I'm not about to run back and forth to the property everytime a naturally-occuring plant pops up on the lawn.   

All I have left to do is file the form stating who my Broker In Charge supervising my license will be.My current full time job will remain that way for now, as I am looking not to make real estate my full time job but instead something that allows me to manage my own investment property deals, and occasionally help friends or family purchase a home.

A real estate salesperson must work under the supervision of a broker.  

My PM, in his infinite wisdom, thought it was a good idea to allow everyone to have access to the building and left it unlocked and had no supervision of the process. 

Sorry the long-distance gurus weren't so clear on that -- contractors with low motives will always tend to use low-supervision, one-off jobs as an opportunity to rip you off one way or another.

Since I’m investing from out of state I need someone that can do full renovations with little to no on-site supervision.
