That's my issue - in five or ten years I want more out of the house than what I paid for it...It seems houses haven't appreciated any in that time since they shut down the steel mill and the arsenal.

I can only say that we lost the steel industry many years ago and my community never has recovered from that, if we loose the auto industry, you might as well stick a fork in Ohio and many other states, because it really is our last manufacturing base.

I plan to take it apart this summer and clean the burners (hack saw blade to the slots) and seal up any gaps in the cast iron puzzle pieces that comprise the combustion chamber (but first I will blow theatrical smoke inside the chamber in order to suss out where any potential leaks might be).
