I have water dripping down my heaters flue and have some white sediment on the heaters flue from it as well as rust.

@Bryan MitchellBryan, I haven’t found any properties that fit my criteria either as of lately.

The mesh is usually rusted to hell and parts pretty easily.If you haven't done a lot of this kind of demo before, I think it's important for you as a DIYer to take it easy as you get into it and don't make it a game to see how large a section you can take off at once.

That way if the heater rusts out or the pressure relief valve blows, it won't (hopefully) flood the apartment under it.Lastly, install a moisture sensor in that pan that will sound an alarm so everyone knows something is up.
