Toledo property : Water and Gas meters

The main GAS meter is used for FURNACE and because it's on owner's name, my tenants will use furnace for FREE and in winter times, the bill amounts are insane.I was told by property manager that the main meter for GAS and WATER would have to be on OWNER's name by LAW, which means I have to pay for utilities and that is eating away my cash flow.

I am sorry to tell you this, but tenants will heat the place to 80 degrees in the wintertime, and be in shorts and a t-shirt, and cool it to 68 in the summer time.

Achieve a high summertime cashflow, and expect a wintertime cashloss, especially since the WI property tax bill is due in January.Make sure you explain to the tenants that heat included is not heat unlimited and they have no control over the temp.
