Pets in Massachusetts

I am purchasing a tenant occupied property. They all currently have pets. Is it legal to write in my rental agreement that no other pets are allowed to live there? (i.e. I want them to sign something stating how many pets they have and that they cannot add any more pets into their home without my written consent)

Also, if they have pets, can I require them to have all shots up to date, etc?
