My wife and I are active duty Air Force officers and eager to use our VA loans/sink our teeth into REI in the states, but it feels hard from this distance.However, I think there could be some unique benefits to adding someone 16 time zones away to an investment team.

So rather than "guess" at the price, get an estimate or two.When you are paving asphalt over a gravel road, you are talking about a "from scratch" job, as opposed to adding an asphalt overlay on top of an existing asphalt surface.

@Jonathan Klemm I do think those are great areas to invest in especially Bronzeville because of its proximity to the green line and the fact they are currently in the works to adding an additional green line stop.

But unless you're buying a mansion, that's pretty hard to find.So what we did is we found a 2500 square foot 4 bedroom / 2 bath house that few people were interested in because it was too big square-foot-wise for people looking for 3/2s and had too few rooms for people looking for 5/3s.Then we resized all of the rooms to be able to added one bedroom and one bathroom.

There are a lot of things here.First, my read on SB9 is that you can build a duplex (either attached or detached) without owner occupancy.Because you can't tear down most SFRs, this is similar to adding an ADU, but it will have difference building code requirements (sprinklers) and be valued as a duplex.If you split the lot there is an owner occupancy requirement.
