I give you kudos for thinking about this early on in your investing career.

It would be impossible for police to spend time on all of these cases when they are difficult or IMPOSSIBLE to prove and where there are suitable remedies in civil court.

However, I made the error early in my career of thinking I was generating way more cash than I thought I was. 

Let's be honest here, the listing agent didn't have to do much to procure a suitable buyer.

I would submit that you will have an excellent career as a real estate investor. 

With that being said, I wasn't an agent or property manager when I first started, but I did start out self managing because I'm local and because real estate investing became my passion and my career (I used to be a golf pro).

I started my professional career in medical device sales and still do that full-time.

You could build a crazy amount of wealth and a great career doing that.

Having developed a majority of my career in CA the regulations and red tape for construction and development are intense.
