Assuming you didn't accelerate deprecation ( which your original post hints at you did not) you should not have any depreciation recapture. 

So no your parents should not pay part of the capital gains tax, when at no point in the transaction was there anything to hint that they were investors or partners. 

Hint: Dave Ramsey in the 1980s is an example of this but I will admit that it wasn't entirely his fault. 

To give my 2cents on the original post, and probably what Kurt is subtly getting at, is that instead of becoming your own hard money lender with all the headaches/etc that come with it, you should probably find a reputable hard money lender and piggyback on them.

Some may be right under your nose (hint-hint, and no, not referring to self)....

HINT: some of the best talent in the industry has responded on this thread...

Maybe I should take the hint and take my money elsewhere.  

Obviously things like pool tables don't lend themselves as well, but there are still hints.
