I hope investing in real estate can give me a substitute income when it is time. 

Ive certainly learned alot thinking this through and would agree that syndicators and crowdfunders could also be substituted for turnkey in any discussion of investments where you are really vetting the people behind the investment as much as the investment itself.

In regards to the appointment of trustees most banks will file a change or substitute a trustee notification if someone loan is in or going  into foreclosure.  

It was so close in fact, that there wasn't enough time to do a Substitution of Plaintiff and an Assignment of Judgement into our entity name.  

Auction.com is just acting as an agent for the substitute trustee and they have nothing to do with the deposit amount.

Additionally, the trust language should designate a substitute trustee who would have taken over the trustee duties after your mother passed.  

I would attempt to collect the cost of the carpet and either wait till he moves out to replace it or put in a carpet substitute, tile, vinyl or laminate or install wile he is there.

If you have a client who is interested in your listing, dual agency, you can write up an offer for them but if you do ALL of the offers must go to another agent or your broker for review so you have no access to them until a decision is made between your substitute agent and the seller.

Sometimes we will substitute garage prices, bedrooms etc.
