All:  How would you compare the relative security (of your investment) for a warehouse/logistics center with office space with a national tenant like OfficeMax, Staples, or similar with a NNN lease with several years left and renew options; vs. a large 100-200 unit multi-family with decent occupancy in a good area?

So I am on the hunt for my first deal and after about a month with the MLS I got nada so far, a couple close ones but at the end of the day nothing.So I am looking into off market and I have designed my postcard printed em off at Staples and I am about to get ready to drop them off at perspective homes.I am wondering if it is better to make a website to help legitimize my business or is that something that can be done down the line?

Hi Joey,You could staple chicken wire over the broken fence part until you decide to replace the rotten wood.Chicken wire is cheap and a good barrier to dogs--in addition to the shock collar.It's also quick and easy.If a dog is breaking the fence--it might mean it's time to replace it, and possibly the uprights.You can have metal chain link fence posts installed for wooden fences if you want, if you can find workers in your area that know how to do it.Then the posts will no longer rot.Good Luck!

You do this from inside the attic, make sure you peel away any insulation that is covering the soffit vents...then you staple the baffles to the rafters.

I'm in the middle of another carpet removal/window change operation, and the windows in place are filthy beyond imagination, the carpet pad is the old cork+clay stuff that dissolves into hardwood floors and plywood subfloors, and I'm down there scraping it up and pulling strips and staples and cutting my hands to shreds.

After that fire the property was extensively rehabbed, including new roof, new plumbing, complete rewiring including service line. insurance rates were not affected and policy was renewed.In April 2020 there was another fire (in the attic at eave) that was determined by investigating electrical engineers from Ins Co to be caused by an over-tight wire staple from the 2017 rehab.
