I've been wanting to expand out of my market in Iowa, and see that the Winter Haven, Lakeland, Haines City areas are similar to purchase points as my market.

The guru your son is learning this technique from is likely not telling your son that the deal will almost certainly encourage your son to get an "off-market" deal from a "wholesaler" who is unlikely to properly disclose the details of the property or encourage an inspection. 

The entire agent model would perish because most of the time off-market listings are new leads that need to be prepared before hitting the market.

Plus I dont think any contract would hold up if a seller wanted out.this goes for unsolicited  yellow letters/ robo calls / robo text style of marketing. 

Milwaukee is still one of the hottest markets in the US, we see on average offers at 102% of list price, so understanding fair market value is key.And then of course you have the fact that most deals are negotiated by agents.
