Aubrey,I have no expertise in this area, but I was in Tamarindo back in March.  

It wasn't easy and sure as hell was not as frightening as your journey, but it was rewarding nonetheless. 

Though I would caution you on hard money lending until you understand the industry a bit better, that can be very rewarding but you have to be able to do your due diligence on deals because you're turning over your hard-earned money to an individuals project, often a flip. 

The $200 cap rewards the class A doors we want to manage, and the $100 minimum weeds out the doors we don't want. 

Also wanting to gain more expertise in the residential/commercial real estate field.

Obviously, with any investment, if there is more risk, there is more reward. 

As with any market, there are risks and rewards.
