There has to be an efficient means of recycling this property, just as we do with plenty of other similar circumstances. 

Starting with BRRRR in Detroit sounds like a solid strategy, especially with your goal to recycle capital.

From there, I shifted my focus to scaling while recycling my capital.

I assumed that since I have to provide storage for recycling that I would also be responsible for curbing it.

As another poster mentioned, the best strategy would be to do a BRRR or use it to flip, so you can recycle $$.  

The funds are also happy to do this, because it recycles capital, allowing them to originate another loan.Buying notes directly or lending directly has it's own challenges, but I think could be a wiser approach for you for the first year or two.
