Personally I prefer single family homes around that median price because that's where the most demand will be not only for owner occupants but renters as well.

In some older neighborhoods especially historic districts, the tenants look for older houses - they preferred the art deco bathroom tiles, the thick plaster & lath walls over granite countertops and stainless steel appliances.but class D neighborhoods are easiest to tell. 

It would be our preference to invest in upstate NY because we could drive there relatively easily, but if there are better deals elsewhere, we would be more inclined to go with option (1).Hi Bethany, if you're investing in NY, unfortunately the price range is crazy high and you won't find any cash flow.

Visiting parents and college sports fans are coming to town no matter what, so the key is making your STR feel like the obvious, no-brainer choice.

It's not a big gripe but it is a preference not to disclose it.
