It's often easier to have your portfolio organised in one area that you have done your homework for and feel confident will offer you long term growth. and then you can flip in/near the area that you will purchase rentals - that way you leverage economies of scale and become an area expert and that's the optimum for an investor.Long term rental growth is dependent on the area supporting the space market - the market for rent-able space.

Needs 20-30k for a full rehab, has an ARV of apx $110+k.I am planning on organising the rehab on this myself, but I have made several trips to the area already, met and talked to people locally, and started building a network of contacts.This project has taken a long while to get going, as I had to get finance for it (I think I mentioned I had very little money!)

What I suggest is she request to be released from her lease and if they refuse tell them she is prepared to organise the tenants to take the landlord to court.She can not use excuses of not being able to find another place to move to.

So you can do it by yourself or find someone who can just come and organise everything for you - once a week, twice a month or once a month, depends on your load.In my personal opinion if you don't have much checks to pay and can have one separate credit card for business expenses, you can keep your records in Excel.
