However given that they had earlier stated " ...in terms of fumigation, we plan on painting so this needs to be completed before then " it suggests they are no longer organising the fumigation.

I already contacted the organisations that pursue this stuff, none have bothered with me.

In  terms of a meet up, I am very keen to meet fellow RE investors so give me a couple of weeks to find a place to live and I am happy to organise one. 

I have to say that I was impressed how the masterclass portal is organised, makes browsing and revision easy in case you want to watch something back, this way you learn better.

@Andrew CarlsonI’m absolutely loving the comments, but here’s my take, if she has a system in place to keep her customers (based on what you said) or her friends (what it could actually be 🤷🏽‍♂️) organised and respectful when they’re over at her place, that’s clearly been working, then you need to keep collecting that steady rent and possibly even up the rent and get her to sign a new lease.

One might start by contacting organisations such as the Colorado REIA (Real Estate Investors Association).Consider joining online platforms where local investors may congregate in addition to live events.
