Hi Calvin,I'm sure you know certain tenants are going to "Entertain" guests overnight (none of our business).There will also be ones who will secretly sublet rooms (couches) to gain extra cash (probably a bootable offence).You may also find ones who shack-up after the lease (run a background and etc...).

You will have to decide if you are willing to make short term sacrifices such as going on vacations when your friends do, buying new car if an older one will suffice, getting pets ( no offence if you have pets).

I have forced hot water for heat and the high efficiency boiler in my basement (fairly new) has been failing and needs to be fixed before the coming heating season.I also have concrete pillars that I need to repair or replace in front of my house before the ground freezes ( a car took them out, and I'd like that protection again since my house seems to have a bullseye on it....need some kind of fencing/barrier system ASAP.THanks in advance for suggestions!
