I I learned how to fly years ago in about 10 hours I soloed.. but I was not licensed I had a student license after passing physical but you still needed to take the big test and a flight test to be legal and get your wings.Real estate for most folks is their most important or biggest financial asset they have or will have and now you have all these unlicensed yahoos running around with little to no education many with very suspect morals etc .. trying to bring buyer and seller together for compensation..

Most of the things you will see on YouTube will tell you to make a cash offer to get them out of their predicament so most of the dialogues start with telling them you know they are in foreclosure.

So here is a predicament that I'd like counsel on.

I think it would be within the moral and legal right for the landlord to fix the issue that he/she was too negligent to examine prior.

Is there anything that can be done to help an owner in a predicament such as this?

Hire a PM, co ASAP, and stay out of their way .Question was likely asked due to perceived moral defect.

Needless to say I would rather Philly be in the news for this than for the opposite, moral of the story make sure you have a good contractor so you keep those rehabs budgets down!

Moral of the story house hacking is not for a growing family.
