Anyone making this amount of positive cashflow on a 1-2 unit residential property?

While its not cashflowing, its been a great experience, I've been learning a crazy amount of DIY things!

My suggestion would be to cap your utilities at a certain amount and have Tenants pay anything over that amount.That will help you manage your expenses, and also allow Tenants to gage their usage each month, and make adjustments if they don't want to go over the allotted amount.As far as collection, provide the bill showing any overages and just have them pay for it along with their rent. 

What is your price range/down payment amount?

I would do between 50-100% or original deposit amount. 

This would take a decent amount of investment to improve the kitchen and bathrooms.

The loan amount is 150k let's say. 

Or did you get approved for a certain amount before you went to auction?

Does being a first time investor change the amount of my required contribution?
