Mostly thinking parking issues, people coming and going.One other time I had an applicant who is a massage therapist, again client visitations at home, I declined, because she can't provide income verification, so its either an all cash business and she isn't paying uncle Sam, also she wasn't licensed with the department of professional regulations so I was wondering if these massages are legit or she might provide other offerings that are questionable.Bottom line, do you guys prohibit business being conducted at your rental properties period, or is it a subjective rule based on how frequent or if it creates any inconvenience such as added traffic or parking situations to the building?

Sorry didn't see this was posted in the landlord section.. anyways - you can also get paint designed for shower areas, in acrylic.

If not then they are buying 3 beds at the cheaper price.I do not know your area.Appraisal means nothing so forget that. if you are not getting an appraisal for loan purposes the appraiser will massage the numbers to come close to your value.

I have been trying to upload a picture but the process seems stuck and I will keep trying.I am currently an online entrepreneur (inspirational spoken-word CDs) and a certified massage therapist who is preparing to get more involved in the real estate business.  

I have to say before pouring over the advice on this website I may have massaged the #'s to work.

As an aside about the sign ordinance:Here in San Pedro, I've counted at least 7 different VW Buses , with new paint jobs (each one a different color) advertising 1 hr massage for $ 35.00.

Plus I got a quote for those "over the tub" fillers - where they put a new acrylic tub over the old one.

This is why (I think) in any given market the listed MF properties will all show the same CAP rate- if they want to sell the property they massage the asking price to be just higher than a bank will want to pay based on the income in that market.
