My business partner and I have a monthly fix/flip forum we hold in Scottsdale and mainly just work with flippers/investors. 

The higher the rent, the better for tax purposes.

The main issue I have is contemplating the baloon payment at the end of the 2nd year and refinancing the remainder with a bank...how can I compute that into calculating the IRR?

Anyone familiar with PMs who collude with house-hunting companys to purposefully make me more inclined to sell?

We do co-living for the main stream. 

Main problem is none of the home on market fit our needs/wants.
